I'm a full-time Realtor® and I've lived in the East San Gabriel Valley my whole life. I work the foothill cities north of the 210, from Glendora out to Rancho Cucamonga.

Since 2021 I've closed just over $13 million in listings, averaging about $813,000 a sale. Most of it is in Rancho Cucamonga, Azusa, San Dimas, and Glendora. If you want to verify any of that, ask and I'll send you the addresses.

You'll see where the number came from. Zillow and Redfin disagree about your street more than you'd think, and one of them is often serving stale data. You get both sources and the comps.

You won't spend money you don't get back. Most pre-listing advice is people spending $30,000 to make $12,000. I'd rather walk your house and tell you the three things that matter.
